Smith, Chairman, Mr. Tom Schiewetz, Mr. James A. Pennington, Mr, George Bowen, Mr. Harold Lieberenz, City ]Building Inspector, Mr. and Mrs. Clinton Stout, applicants, and Mr. Bea Carkhuff, applicant. Mr. J. F. Robinson Mr. John I. Smith, Chairman, called the meeting to order. The minutes of the last meeting were approved as mailed to the Board members. The first application was that of Mrs. Clinton Stout at 273 Eastern Avenue, located ina R2 Residential Zone and known as the North Half of Lot 7, Block 6 of Sunset Addition to the City of Fayetteville, Arkansas, Mrs. Stout wished to build an addition to the rear of her existing dwelling (West end). She is required by City Ordinance to connect her house to the new sewer line and would like to add a little bit more room than is required while she is in the process. Because her lot is only 50' x 72-1/2', she has very little space in which to build. This addition, as planned, would be only 6 inches from her north property line instead of the required 7 feet. There is a 15' platted alley on the north side of the property. Also, the addition would be only 2-1/2' from the rear (West) property line, rather than the 35 feet required by the zoning ordinance. Mr. Stout stated that the family needed the sewer connection badly because his wife's mother was ill and lived just southwest of them. After a long discussion concerning the ownership of the lots, the Chairman ascertained that there were no further questions, and the applicants were dismissed. - 0 - Mrs. Bea Carkhuff of Route 3, Fayetteville, presented her application for the use of the property located at 1101 Indian Trail. The property, which is located in a R-2 Residential District, is known as Lot 1, Block 3 of Rochier Heights Addition to the City of Fayetteville, except a strip of land 20' x 501. Mrs. Carkhuff wished to convert a one -family residence into a two-family residence. However, her lot was too small to provide the 8, 000 square foot minimum lot required for a two-family residence. Mrs. Carkhuff presented a statement from the people south of the property that they had no objection to the proposed alteration. She stated that she and her husband lived upstairs at the present, and her sister and her husband lived downstairs. There would be no outside work done with the exception of some repairs to the stairway. Plumbing facilities would be put into the upstairs apartment. After a discussion about the house's being built partly on a platted street not yet opened, the Board agreed that there were no further questions and the applic was dismissed. Mr. Schiewetz made a motion that Mrs. CarkhufffIs application be approved, and Mr. Bowe seconded the motion. The Board voted unanimously to approve the application. After a long discussion concerning the Clinton Stout application, the following motion was made by Mr. Schiewetz: That the application be approved with one of these conditions (1) that he move the house at least 6-1/2 feet to the south or (2) any addition made to the house must be at least 7 feet from the platted 15 foot alley on the north.
