F. Robinson Mr. George Bowen Mr. James A. Pennington Mr. Harold E. Lieberenz, Building Inspector The meeting was called to order by Mr. John I. Smith, Chairman. Mr. Lieberenz presented the case of Mr. John W. Cox, applicant, who did not appear because he could not leave his place of business. The variation requested by Mr. Cox was for the use of a property located on the southwest corner of Government Avenue and West Sixth Street (Highway 62 West). The property is located in an I -1B industrial Zone of the City. The applicant obtained a legal building permit for the erection of an 18 x 26 barber shop building and a building permit for a 20' x 50' building under the old zoning ordinance. He has decided that he wishes to build a 20' x 64' building, which would be 14 feet longer than his building permit specified. He plans to install a dry cleaner business in this new section of the building. The roof of this new section will be closer to Government Avenue (21 feet instead of required 25 feet), and too close to his east property line (2 feet instead of required 15 feet). iThe Board ascertained that the building faced on Sixth Street, but was situated on a very narrow lot. It was pointed out that, under the New Zoning Ordinance, only an 8 foot building could be constructed there. Mr. Robinson stated that this would not be feasible. It was also pointed out that only the Budd property to the south and the Sandford Machine Shop property to the east could possibly be harmed by the proposed construction. Mr. Lieberenz stated that he had heard no objections since the sign had been erected on the property. Mr. Smith asked what was the purpose of the requirement that the building be such a great distance from the street. Mr. Lieberenz stated that, in his opinion, it was to prevent a fire hazard, because this zone was designed for large industries and buildingsshould be set back from all property lines. He also stated that Mr. Cox planned to lease the proposed addition to the building to a dry cleaner, which was permitted in an Industrial Zone. Mr. Robinson stated that he did not believe that continuing the building could do any more harm than the existing building. There being no further discussion, the Chairman called for a vote.
