Lieberenz Miss Suzanne Lighton, appeared in behalf of Mr J. K. Woodruff, applicant Mr. James A. Duggar ) Mr. Chas. B. Craig ) )applicants 3:30 p.m. J• C. McConnell Mr. L. M. McGoodwin, chairman called the meeting to order and asked the secretary to read the minutes of the last meeting, which were read and approved: Mr. Lieberenz was askdd to present the first application of Mr. J. C. McConnell of 726 West Maple Street. Mr. McConnell wishes to remodel his home by extending his residence to the west approximately ten feet and also a fourteen foot car port with a section of the proposed car port enclosed for storage purposes. The dwelling is located on a lot which does not front on a public street as required by the zoning ordinance. Miss Suzanne Lighton who appeared in behalf of Mr. McConnell stated that Mr. McConnell should have stated more thoroughly just what he proposed to do when he made his first application for a variance before the Board of Adjustment. The Board approved this request at their last meeting. The Building Inspector felt that he could not issue a building permit to Mr. McConnell because his plans varied from the variance granted by the Board of Adjustment. Miss Lighton reported that actually Mr. McConnell wanted to extend his residence to the west to enlarge his kitchen and to build a car port on the west of this extnesion with a utility room on the northwest corner of this proposed car port. Mr. Lieberenz stated that he had sent his assistant out to Mr. McConnell's to get measurements of setback and etc. and Mrs. McConnell mentioned to the assistant that she wanted to enlarge her kitchen. This was before Mr. McConnell made the first application, but Mr. McConnell did not say any- thing to the Building Inspector when the Board of Adjustment application was filed. There being no further discussion, roll was called and a vote indicated. McGoodwin Yes, Mr. Young Yes, Mr, Bowen Yes, Mr, Stanton Yes, Robinson, Yes, Application was granted 145 .2. The next application was that of Mr. J.K. Woodruff of 218 E. Dickson Street. • Mr. Woodruff wishes to build a car port on the east side of an existing res- idential garage. This proposed car port will be closer to the rear (north) property line than the five foot required by the zoning ordinance. Mr. McGoodwin asked the depth of the lots, ttThorth and south. Mr. Woodruff reported that it was 128. 3 feet. Mr. Lieberenz stated that the closest building on the east side is a garage. Mr. Woodruff was ahked to state his reasons for wanting to construct the car port in this location. He stated that he had no other place to erect a car port. There is a 30" rbtaining wall that goes along the north of his property. He has had no objections from the people around him. Mr. McGoodwin wanted to know it it would block the view of the neighborhood north of the existing structure. Mr. Woodruff replied no. Mr. McGoodwin stated there was a garage on the next two lots to the east. These buildings are back to the property line and the lot is small and narrow and Mr. Woodruff has pointed out that he did not know how he could build it and comply with the strict interpretation of the ordinance without having considerable trouble getting into and out of his building. There being no further discussion, roll was called and a vote indicated. McGoodwin Yes , Bowen Yes, Robinson Yes, Young, Yes, and Stanton Yes. The application was granted. (Chas) (James) The next application was that of Mr. Craig and Mr. Duggar . Mr. Duggar appeared with Mr. Craig in his behalf because he sold Mr. Craig this property. Mr. Craig made a request to the Board that they move the E -Commercial Zone from the present boundary a distance of two hundred feet west within this pidce of property. Mr. Young stated that Mr. Lonnie Nichols had a similar situation like this and appeared before the Board. The secretary was asked to read Mr. Nichols' application. Mr. Craig pointed out that they could not do what they anticipated at that time. They did not know that it was Toned 60. As the property on the south of them 200 ft. deep, they would like to have theirs the same. They cannot build a building that will meetiwith the regulations and codes on 150 ft. depth. They will need 200 ft. to have a total of 350 ft.( Mr. Duggar was asked to tell the Board his reasons for presenting Tari application. Mr. Duggar stated that the creek was a handicap to the residents. There is four acres of land around the creek and there would have to be a bridge built across the creek, which would cost around two or three thousand dollars. 14 -3 - Mr. Mc Goodwin stated that commercial business has been allowed to be built up along College Ave. in that particular section of town. It is narrow in that particular zone which will1ke in nearly every bit of land. Mr. Young said he Mr. Stanton stated that the area around the new Jr. High School is growing • more houses will be built there than any place else. Robinson Yes Mr. Mc Goodwin stated that commercial business has been allowed to be built up along College Ave. in that particular section of town. It is narrow in that particular zone which will1ke in nearly every bit of land. Mr. Young said he felt the whole block should be rezoned. Mr. McGoodwin wanted to know if this was enough to make it commercial, that there is a very remote possibility of building as the land is too swampy for building. Mr. Robinson stated that the creek and cost is involved if he goes the other way. He has to use the land as it stands now. The Board felt with the reservation the reason that the Planning Commission has already suggested in the new property zoning ordinance that this whole area would be zoned E. Commercial and objected to spot zoning. With this in mind, the Board voted to grant this application.
