McGoodwin called the meeting to order and asked the secretary to read the minutes of the last meeting, which were read and approved. He then asked Mr. Lieberenz to present the applications. The first appli- cation was that of Mrs. Barnett 849 Williams. She has made application to the Board of Adjustment to enlarge her existing building. Her house is small and is on a small lot. She would like to make a 14 foot addition on the rear (south end) of her house, and a 41/2 foot extension on the front (north end) of the building. On the east next to the alley, she would have to stay 20 feet away from the west. Mr. McGoodwin asked Mr. Lieberenz to read the part of the ordinance that covers this particular situation. Mr. Lieberenz read the "Powers of the Board of Adjustment", Sec. 15, part 3 of the Zoning Ordinance. Mr. McGoodwin asked how large was her house. Mr. Lieberenz replied that the lot dimbnsion was 70 x 50. Her house is 201/2 x 26.5. Mr. McGoodwin asked Mrs. Barnett on what basis was ahe asking for the variation? She replied that she didn't have enough room for her children to come to see her. She is the only one living there, and has lived there at different times for about six years. She made a trip to Oregon and a couple lived in her house while she was away, but she doesn't make a practice of renting it. Mr. Crocker asked if there has been any changes in the building since she has lived there. She replied no, that it has always been crowded. Mr. Lieberenz stated that two years ago, Mrs. Barnett had wanted to make additions to herk existing building, but dropped the matter at that time. Mrs. Barnett's son stated that his father had bought this place six years ago, for . his mother axd when they separated. If she couldn't build onto the house, it would involve his father buying another place for her and would involve quite a legal problem. 1&a3 J -2 - There being no further discussion, roll was called and a vote indicated. • Mr. McGoodwin yes Mr. Young yes Mr. Crocker yes Mr. Bowen yes The application was granted. The next application was that of Mrs. Fisher who lives at the corner of Lafayette and Mission, (northeast corner of intersection). She would like to erect an open carport on the south side of her house between the house and Lafayette Street. It would be 10 feet wide and 20 feet in length. There is a 5 foot drop down to her yard adjacent to the sidewalk on Lafayette Street. Her driveway comes off of Mission Avenue. At the present time, if she builds her driveway in the back, she wohld have to remove some trees in the back yard, and it would be impractical to drive up a 5 feet ramp there in such a short distance. Mrs. Fisher stated that when she bought the place, the driveay was already there. Mr. Crocker asked Mr. Lieberenz if this particular variation was not identical to that of Mr. Mays who appeared before the Board sometime ago. Mr. Lieberenz stated that in Mr. Mays application it involved an extension onto • a small house where there are two houses on one lot. There being no further discussion, a vote was indicated and roll was called. Mr. Mc Goodwin yes Mr. Crocker yes Mr. Young yes Mr. Bowen yes The application was granted. The next application was that of Mr. Phillips of Phillips Motor Co. N. Hwy, 71. His request is to erect canopies for use in his used car lot. These steel posts for the proposed canopies would be about 7 feet from the property line; the canopies would be about 5 feet. Mr. Phillips reasons for erecting these canopies are to protect the cars from the weather. In the winter it is very hard to show the cars to customers due to snow, etc. In the summer the sun reflecting on the cars make them itoo hot to handle, and the sun ruins the paint. Mr. Crocker asked if he would be in line of Safeway's Gro, on the west end. • Mr. Phillips replied that Safeway will be a little higher since the land slopes some. The Safeway Building sets 91/2 feet back from the property line. Mr. Young asked how many canopies he would erect. Mr. Phillips replied that there would be four in front and eight on the north side. (VN J -a - Mr. Lieberenz stated that the ordinance approves these type of canopies. • It must state on the building permit issued Mr. Phillips that under no cir- cumstance can this type of canopy carport be enclosed at a future date. Mr. Dale Kent who appeared with Mr. Phillips stated that these are not act- ually a permanent tape of fitructure. There being no further discussion, roll was called and a vote indicated. Mr. McGoodwin yes Mr. Young yes Mr. Crocker yes Mr. Bowen yes The application was granted. The last application was that of Mr. William York of 119 S. Willow. His request was to rebuild his residential dwelling which was destroyed by fire. The lot is very narrow and faces Rock Street. The building will be closer to the front property line and toof;dlose to the rear property line than the Zoning Ordinance will allow. He would like to build an 18 x 30 foot house which would have 540 sq. ft. The lot is only 45 feet deep and the lot was platted years before the Zoning Ordinance was enacted. • There is a family that lives to the west of him about 30 feet, but the house on the north is where Mr. York is living at the present time. Mr: Crocker asked if Mr. York would be building on the same foundation. Mr. Lieberenz stated that he would not be building on the old foundation. There being no further discussion, roll was called and a vote indicated. Mr. Mc Goodwin yes Mr. Crocker yes Mr. Bowen yes Mr. Young yes The application was granted.
