MINUTES OF THE BOARD OF ADJUSTMENT MEETING
June 6, 1958

McGoodwin called the
meeting to
order
and
asked
the
secretary to read
the
minutes of the previous
meeting,
which
were
read
and
approved.
Mr. Lieberenz then read the application of Virginia War;drip of 1405 Pine Street,
St. Louis, Mo. Her request is to remodel a garage on her lot. The garage
building is located such that the north wall of the building is on the property
line and she wants to extend the garage to make it longer. The roof is caving
in, due to lack of repair. There is a rock wall on the north end, on the east
is a brick wall. She wants to lengthen it and probably make it wider tearing
down the frame wall on the west and replace it with a concrete masonry wall.
She will be building it in the same location, using the same existing wall.
Mr.
McGoodwin
asked
how high
the retaining wail was on the north. It was stated
that
it is around
4-1/2
ft. high.

Stanton stated the

of the garage would not extend
out farther.
Mr.
Young asked if the
roof
of the building was level with
the top of the wall.
It was stated that there
was
a slight sloping of the garage
roof in the back.
Mr. Young asked Hiss Wardrip if she had talked to any of her neighbors about
this matter. She replied no, there werent any objections that she knew of, she
hadnjt talked to anyone about it.
Mr.
McGoodwin stated
that
the
plat
showed the
building
sets out 24-1/2 feet from
the
back of the lot, and
sets
out
by
itself.
There being no further discussion, a vote was indicated and roll was called.

The next application was
that of Mr. J. T.
Phillips Of 603
Park
Ave. He would
• like permission to erect
a new residental
building 19 feet
from
the street pro-
perty line on Rebecca St.
in place of the 25 feet required
by the
Zoning Ordinance,

Mr. Young stated that the street almost could not be opened because of the!cliff
just west of the proposed building site. Mr. Young asked Mr. Bill Pryor if
he had any objections to this since he was a neighbor. He replied no.
Mr.
McGoodwin
asked Mr. Phillips to tell the
Board in his own
words
as to
why
he had made
this request, not as a matter
of convenience,
but as
a necessity.
Mr. Phillips replied that there were many trees around his house that were too
good to cut down, and he was trying to save as many as he could . Five of the
trees are about 12 or 15 inches in diameter. The best of the trees are in the
yard. He kept moving until he got 10 ft. from the trees. If he moves his
building back farther, he will be forced to move the trees. Mr. McGoodwin
asked Mr. Pryor as a whole would the public rather the house be as it is,
than move it back. Mr. Pryor replied no.
Mr. Pryor stated that if Mr. Phillips could come a little farther south of him
the trees are extending higher than the house. Mr. McGoodwin asked if the
neighbors would rather leave the house and leave the trees than move the house
back.
Mr. Pryor
said
yes, anything
they
could do to save the
trees.
Mr.
Phillips
stated that
Mr.
Walton Polk is
for
it. He -would like to
leave it
as it
is.
