The Chairman, Mr. McGoodwin, called the meeting to order and requested
the Secretary to read the minutes of the previous meeting, held Aug. 16,
1955, and they were approved.
Mr. Lieberenz was adked to present Mr. Howard's application for
variance and explain just what Mr. Howard desired to do.
Mr. Howard wishes to build an attached garage to his residence at 1143
West Lakeridge Drive. This garage would be attached to the residence
by a roof five feet wide over the walkway and the garage would be 20
feet from the rear property line instead of the 25 feet required by
the zoning ordinance.
When Mr. Howard applied for the original permit the garage was not
included in the permit. However, the overall plan as shown on the
contractor's building prints included a prospective garage.
Mr. Lieberenz asked Mr. Howard what would the distance be from the
house to the garage. Mr. Howard stated that it would be approximately
11 ft.
Mr. McGoodwin asked Mr. Howard what his reason was for the variance.
Mr. Howard replied that he was asking for this permit which places
his garage 20 ft. from the rear property line instead of the required
25 fte due to the angle of the grade of this lot which would make
it impracticable for him to get into his garage. Mr. Howard said,
"If I move any closer to my house, I am getting into a very bad approach
coming into my garage, due to the grade of the lot.
Mr. Young stated that his problem of accessory buildings which are
attached to the dwellings and do not have the 85 foot distance from
garage to the rear property line had been brought to the attention
of the planning commission.
They are planning to recommend a change to the city council which
would permit constructions of this type to be closer than 25 feet
to the rear property line.
Mr. McGoodwin said "Notice on the plot the proposed extension would
probably be a good 70 ft. from the existing buildings."
