MINUTES OF MEETING OF BOARD OF ADJUSTMENT'

The Chairman requested that the Secretary read the minutes of the last two
previous meetings of the Board at the close of hearing the above mentioned
petitions. The Board agreed -that it would not be necessary that a motion
be made to approve or reject a request for variance be required, but that
upon the decision of members to vote on all questions, that the roll call would
be made by the secretary and each member vote Yes or No. Roll call will be
changed intermittently.
Mr. 0. A. Jenningts application was first brought before the Board. Mr. Jennings
has asked permission to erect a 23 foot carport on the front of his house. He
is located at 320 West North Street. This carport that he proposes to build
would project approximately 20 feet closer to North Street than the other houses
in the block.
Mr. Jennings explained that he had a garage on the Southwest corner of the
house but wanted to close the garage in and make an additional room onto the
house which will be used as a bedroom. There! is no other place to put a carport
other than in front of the house.''
Mr. Lieberenz.read excerpts from the Zoning Ordinance pertaining to the problem
of building whereby any additional building extends beyond the normal footage
of the other buildings or houses in the block. Mr. Jennings did say that thep.
room had already been built where his garage formally was in hopem that his;
request -would be granted. Mr. Lieberenz: had previously reminded Mr. Jennings;
that if the garage was converted into an additional room to his house.that he
may not be able to build the carport at this location but went ahead and built
the room anyway. The Board and Mr. Lieberenz maintained that We Jennings:
could build a carport on the West sides attached to the roam, although it would
mean cutting down one of the trees and putting in most of anew concrete driveway.
There: is 19.5 feet from the West side of the house to the property line which
would give Mr. Jennings: 14.5 feet for a carport and still stay within 5 fto from
the property line, as required by Ordinance #1 Excerpts were again read' so
that Mr. Jennings would understand what the des irements; are in order for they
Board to grant the variance. A vote was! tarn and roll was called:

• The next application for variance to be brought before the Board was.
Mr. J. G. Coffey, 540 North Garland vdio has an old wooden garage located
on the corner of North Garland and Douglas Street, which he wishes to tear
down , since the building is in a bad condition for any repair work, aiid
erecta new 2' -car concrete block garage 5 feet from the property line on
Douglas Street. There are some trees on the south side of the building
just at the property line:and alley and prevents goving any farther back to
the south. The proposed garage will be built on the alley property line,
which is a 15 ft, alley and runs; North and South. Mr. Coffey stated that,
the doors to the garage will be the roll type door and will not have the open
doors. Also, that he had obtained a written statement of all property owners
that they do not object to him building the garage that close to the street,
Mr. Mc Goodwin made a motion that a vote be made and Mr. Carter seconded the

Due to the fact that it is located in the part of town that
it is; that, you have shown a signed sheet of adjoining property
owners-; and, that, the present structure could not be re -worked
on the present site to make a garage.

The third application was that of Mrs. Floyd Pierce, 732'West Maple Street,
who desires to re4%ild her garage located on her north property line.
The application was referred to another meeting because some of the Board
members had not visited the site and there was some doubt as to why a carpott
or enclosed garage could not be attached to the dwelling.
A motion was made:for adjournment of the meeting and seconded, since there was
not any further business to come before the Board. Meeting was adjourned at
5:10 p.m.
