A. Comments from the Public on Agenda Item.
2. Consideration of a Lease Agreement with Sky Ventures Aviation, Inc. to
lease office space in the terminal to operate an FAA Part 141 Flight School
and to conduct new Cessna Aircraft sales, pilot supply sales, and aircraft
• rental.
Action Required: Approval of the Lease and forward through the City's
Contract Staff Review process.

PROPERTY LEASED: Office, conference room, testing room and classrooms
USE OF PROPERTY: Flight Training, New Cessna Aircraft Sales, Aircraft Rental, and pilot supplies.
BEGINNING DATE: Upon approval
TERM OF LEASE: 2 year prime term
OPTION TO EXTEND: 2/2 year options
• RENTAL FEES: $2,000.00/month prime term w/ increases at each renewal IAW CPI+l%
SPECIAL CONSIDERATIONS: Prime Term begins upon occupancy. No rent during remodeling of the premises
expected to cost approximately $70K and last about 60 days. Rent reduced to
$ 1 ,000.00 per month for fust 24 months as incentive for remodeling expense.
Improved premises become part of the building and owned by the airport.
DESCRIPTION: The space is 2437 Square feet in the south end of the building. Arkansas
Helicopters will move into the three offices on the south end of the building to
allow for a contiguous training center. Approximately 400 square feet of the
space will be used in common for other tenants to access the mailboxes and
restrooms when the offices are open for business.
RECOMMENDATION: Sky Venture Aviation Inc. will be a great addition to the airport. I have talked
with Pat Ross and he has asked how he can help. Arkansas Helicopters have
agreed to move. I have introduced the principals to Wings Avionics, AMP
Maintenance and other tenants on the field. Million Air has negotiated a hangar
and fuel agreement. The Airport Manager Jonesboro recommended them
highly. We have only heard good things from everyone. Mark and Kathy plan
to start operation before AirFest 2006 with 6 aircraft. They have agreed to be a
sponsor of the aashow and have asked to fly low cost rides to generate interest
in their company and aviation in general. Recommend approval of the lease
agreement for the Staff Review process and signature of the Mayor.
