ORDINANCE NO, 5290
AN ORDINANCE AMENDING A COMMERCIAL PLANNED ZONING
DISTRICT ENTITLED C-PZD 08-2894 PARK CENTRE TO ALLOW
MODIFICATION TO THE APPROVED BUILDING ELEVATIONS, AS
DESCRIBED HEREIN.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF
FAYETTEVILLE, ARKANSAS:
Section 1 . That Appendices "A" and "B" of the zoning criteria booklet for C-PZD
08-2894 Park Centre are hereby amended to reflect modified building elevations as a shown on
Exhibit "A".
Section 2. That this ordinance shall take effect and be in full force at such time as all
of the requirements of the Planned Zoning District have been met.
Section 3 . That the Planned Zoning District ordinance and official zoning map of the
City of Fayetteville, Arkansas, is hereby amended to reflect the zoning change provided in
Section 1 above.

Subject: Park Centre C-PZD Amendment No. I : Building Elevations
RECOMMENDATION
Staff and Planning Commission recommend approval of an ordinance amending the
Commericial Planned Zoning District for the Park Centre (C-PZD 08-2894) to revise the
building elevations.
BACKGROUND
The subject property is located at the northeast corner of Zion Road and Veterans Park entry
drive and contains approximately 8. 58 acres. The Park Centre C-PZD was approved by City
Council on May 8, 2008 . The project consists of 100,500 square feet of office, retail; and
restaurant space, and 15 residential units. In moving forward with the design and construction
of this project the applicant has identified a need to revise the building elevations. The
request is a major modification to the Planned Zoning District zoning criteria and Large Scale
Development plan to revise the approved building elevations for all of the buildings. The
applicant has submitted a packet containing the previously approved building elevations and
proposed elevations, and a copy of the previously approved site plan is attached to this staff
report . As indicated in the applicant's letter request, the following is a list of proposed
changes to the building elevations:
• The office building has more articulation and utilizes brick panels, glass, and metal .
• The retail facade now consists mostly of brick and stucco in lieu of metal panels.
• The retail facade has several steps in the fayade vertically and horizontally to break
up the long fh4ade into more a neighborhood center scale.
• The retail building has a covered walkway from end to end for patrons.
DISCUSSION
On November 9, 2009 the Planning Commission unanimously forwarded this request to the
City Council with a recommendation for approval.
