BACKGROUND Butterfield Trail Village Retirement Community is located at 1923 E. Joyce Boulevard and is zoned RMF-24. The facility consists of approximately 350 residential units and many amenities, including a dining hall, general store, pool, flower gardens, and art studio for the community residents. The applicant's request is to vacate a portion of an existing utility easement to allow for the construction of a new dining/lodge facility. DISCUSSION Notification was provided to all appropriate utility representatives and to the City with no objections to the requested utility easement vacation. This item was heard at the regular Planning Commission meeting on February 9, 2009 and forwarded by vote of 7-0-1 on the consent agenda to recommend this vacation request to the City Council.
