AN ORDINANCE TO WAIVE THE REQUIREMENTS OF
§34.27 OF THE CODE OF FAYETTEVILLE AND TO
AUTHORIZE AN APPRAISAL OF THE AVAILABLE
PROPERTY OF THE FORMER TYSON COMPLEX ON
HUNTSVILLE ROAD FOR SALE
WHEREAS, the City has used portions of the former Tyson Complex on Huntsville for
road widening and intersection realignment and for the new fire station; and
WHEREAS, the City Council desires to offer the remaining property for sale after
obtaining an appraisal.
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE
CITY OF FAYETTEVILLE, ARKANSAS:
Section 1 : The City Council of the City of Fayetteville, Arkansas hereby waives the
requirements of §34.27 of the Code of Fayetteville relevant to the sale of public property and
authorizes an appraisal to be done of the property not now needed for corporate purposes by the
City of Fayetteville for a possible sale to the public.
Section 2: The City Council of the City of Fayetteville, Arkansas hereby determines that
the land to be offered for sale should be and hereby is zoned C- 1 , Neighborhood Commercial,
and directs that the official zoning map of the City of Fayetteville shall reflect this zoning.

RE : Former Tyson Complex on Huntsville
Alderman Ferrell and Lucas desire that two appraisals of the remaining
Tyson Complex be made so the City Council can consider if and how much of the
complex to sell or rent. One appraisal would be for all property except the fire
station. The second appraisal would exclude the requested area for the Northwest
Arkansas Community Creative Center. By obtaining these two appraisals, the City
Council will better understand the potential cost of leasing the space. If the City
Council wants to consider selling all remaining property, it should postpone
consideration of the lease until the appraisals are finished.
Attached is the Agenda Request from Alderman Bobby Ferrell and
Alderman Shirley Lucas as well as the proposed Ordinance waiving §34.27 and
authorizing an appraisal as well as ensuring the zoning will be C-2.
