Date: January 10, 2007 Subject: Rezoning for West Side Annexation RSF= 1 (RZN 06-2399) RECOMMENDATION The Planning Commission recommended in favor of rezoning the subject property from R-A, Residential Agricultural-0.5 units/acre to RSF- 1 , Residential Single Family- 1 unit/acre, on approximately 232 .06 acres located at Hwy. 16 and Rocky Ridge Lane, Forest Hills Drive, and along Hannon Road South. BACKGROUND The subject property contains approximately 232 .06 acres and is located at Hwy. 16 and Rocky Ridge Lane, Forest Hills Drive, and along Harmon Road South. The property consists primarily of single-family dwellings on lots that range in size from ,approximately one to five acres. The surrounding properties are generally undeveloped and agricultural/rural residential ; one exception are the properties adjacent to two platted subdivisions that were approved prior to annexation at the . southeast and southwest corners of Harmon Road and Hwy. 16. These subdivisions are residential . The Future Land Use Plan shows these areas as Residential Neighborhood, which is described as "almost exclusively residential in nature with naturalistic planting and conventional setbacks. This zone also recognizes conventional subdivision development." An RSF- I designation is consistent with the Future Land Use Plan. DISCUSSION This item was heard at the regular Planning Commission meeting on January 8, 2007. The Planning Commission voted 9-0-0 to recommend approval of this rezoning request to the City Council.
