Section 1 : That the City Council hereby confines the annexation to the City of
Fayetteville, Arkansas, of that property described in Exhibit "A" and map labeled Exhibit `B"
attached hereto and made a part hereof.
Section 2: That the official map of the City of Fayetteville, Arkansas, is hereby amended
to reflect the change provided in Section I above.
Section 3 : That the official zoning map of the City of Fayetteville, Arkansas is hereby
amended to assign the zoning designation of R-A, Residential Agricultural to the subject
property.

RECOMMENDATION
The Planning Commission recommended approval of the subject annexation request for
approximately 14.2 acres of property located south of Huntsville Road (Hwy 16), west of
Roberts Road.
BACKGROUND
The subject,property contains several parcels consisting of 14.2 acres. The; properties are
owned: by . five different parties. Mr. McDonald, one of the property. owners and
developer of Bridgedale Subdivision Phase I, is the applicant for this. request. The
subject property is located south of Huntsville Road and west of Roberts: Road.
Stonebridge Meadows Subdivision Phase I is located adjacent to the southwest,
Bridgedale Subdivision Phase I abuts the property to the south. A small portion of the
southern boundary of the property is adjacent to the Planning Area. The use of the
unincorporated property adjacent to the subject property is the detention area for
Bridgedale Subdivision.
On November 28, 2005, the Planning Commission tabled an annexation request for
approximately 7.4 acres of property which was a part of the 14.2 acres now requested to
be annexed into the City of Fayetteville. Staff found that the former annexation request
would not create an acceptable annexation boundary, resulting in two islands of
unincorporated property. Staff recommended that the applicant pursue annexation of the
property that would incorporate the property within the two islands in an effort to address
and better comply with the City' s annexation policies. The applicant has resubmitted the
annexation request with a total 14.2 acres, creating no islands of unincorporated property.
Staff recommends approval of the requested annexation. The annexation of this property
will "fill-in" an area of property already surrounded by the city limits and create a more
appropriate city boundary.
