Pate, Director of Current Planning Date: June 30, 2005 Subject: Rezoning for Mountain Ranch (RZN 05- 1562) RECOMMENDATION Planning Staff recommends approval of an ordinance rezoning approximately 19.04 acres of property from R-A. Residential-Agricultural, to RMF-24, Residential Multi-family, 24 units per acre, as described herein. BACKGROUND The subject property contains approximately 19.04 acres, located near the intersection of Persimmon Street and Betty Jo Drive. Property to the north is developed with single, two, three and multi-family housing; it is zoned RMF-24. The property is in one of the least steep areas of the overall land being discussed, thereby lending itself to more density. Additionally, being located near a Collector Street will aid in keeping traffic congestion minimal. The Future Land Use Plan designates this entire site for Residential use. The majority of rezoning requests for the Mountain Ranch project is consistent with the land use plan for future residential uses and is compatible with surrounding properties that are developed residentially or commercially. The applicant proposed a rezoning of the subject property to facilitate the future development of a master planned community with a mixture of home types and sizes. The request is to rezone the subject property from R-A, Residential Agricultural, to RMF-24, Residential Multi-family, 24 units per acre. Staff find that mixing the unit type . and density within an overall master plan is in keeping with the General Plan 2020 goals and objectives. DISCUSSION This item was heard at the regular Planning Commission on June 27, 2005 .
