AN ORDINANCE AMENDING THE SECTION 160. 121 (E)(2)
OF THE CODE OF FAYETTEVILLE TO PROVIDE A
DENSITY BONUS FOR ADDITIONAL OPEN SPACE AT THE
OPTION OF THE PLANNING COMMISSION.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF
FAYETTEVILLE, ARKANSAS:
Section 1 . That Section 160. 121(E)(2) of the Code of the Fayetteville is hereby
repealed and the following shall be inserted in its stead:
§160. 121(E)(2). In addition to the dwelling unit density otherwise permitted, a
density bonus for additional open space (as defined in § 160. 121(0)(7) may be
allowed at the option of the Planning Commission, up to the following maxima,
in the R- 1 District or setback area in all districts .

SETBACK AREA
In an R- 1 , R-2, and R-3 District one additional dwelling unit may be
permitted for each additional 2,200 square feet of additional setback area
measured from an existing R-1 District or single-family development. Only one
::.:of the above density bonus methods may be granted by the Planning Commission
