.a Section 1 . That Article 5 of Appendix A to the Fayetteville
Code of Ordinances is hereby amended by adding Section IIA to read
as follows :
IIA DISTRICT R-1 . 5 MODERATE DENSITY RESIDENTIAL
A. Purposes
The moderate density residential district of twelve
families per acre or less is designed to permit and encourage
the development of detached and attached dwellings in suitable
environments , to provide a development potential between
low density and medium density with less impact than medium
density development , to encourage the development of areas
with existing public facilities and to encourage the development
of a greater variety of housing values .
Be Uses Permitted
Unit 1 - City-wide uses by right
Unit 8 - Single-family and two-family dwellings
Unit 26 - Single-family dwellings
Unit 29 - Single-family , two-family and three-family
dwellings
C . Uses Permissible on Appeal to the Planning Commission
Unit 2 - City-wide uses by conditional use permit
Unit 3 - Public protection and utility facilities
Unit 4 - Cultural and recreational facilities

Internal side yards may be waived on one side to permit
zero lot line development , provided the side yard opposite
the zero lot line is at least fifteen ( 15 ) ft . On the periphery
of the development no structure shall be placed closer than
8 ft . to a side property line . The intent of this section
is to allow freedom of design within a development , but
not to affect future structure placement on adjoining property .
F . Building Area
The area occupied by all buildings shall not exceed
fifty ( 50 ) per cent of the total lot area .
G . Height Regulations
No building shall exceed a height of thirty ( 30 ) feet .
