AN ORDINANCE APPROVING THE LARGE SCALE DEVELOPMENT PLAN
OF CHARLES CASSAT FOR PROPERTY LOCATED AT 90 WEST TOWNSHIP
ROAD ; AND ACCEPTING AND CONFIRMING THE DEDICATION OF STREET
RIGHT-OF-WAY CONTAINED THEREIN .
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
FAYETTEVILLE , ARKANSAS :
Section 1 . That the Board of Directors hereby approves
the large scale development plan of Charles Cassat for property
located at 90 West Township Road .
Section 2 . That the Board of Directors hereby accepts
and confirms the dedication of street right -of-way contained
in said plan . A copy of said dedication , marked Exhibit " A " ,
is attached hereto and made a part hereof . `

KNOW ALL MEN BY THESE PRESENTS :
That the undersigned grantors for the consideration of
One Dollar ( $ 1 . 00 ) and other good and valuable consideration
to them in hand paid by the City of Fayetteville , Arkansas ,
a municipal corporation , the grantee , the receipt of which
is hereby acknowledged , does hereby grant , bargain , sell and
convey to the City of Fayetteville , Arkansas , a municipal
corporation , a perpetual easement for the purpose of con -
structing , maintaining , repairing and replacing a public
street and utility lines , to-wit :
Twenty ( 20 ) feet of equal and uniform width off the
South side of the following described property : Part
of the SE - 1/4 of the SE- 1/4 of Section 34 , Township
17 North , Range 30 West , being more particularly de -
scribed as beginning at a point which is one hundred
and five ( 105 ) feet West and seventy -five and eight -
tenths ( 75 . 8 ) feet North of the Southeast corner of
said Section 34 , and running thence North 358 . 6 feet ;
thence North 820 West 188 . 34 feet ; thence South 393 . 7
feet to the North right of way of Township Street ;
thence North 870 15 ' East along said North right of
way 187 . 7 feet to the point of beginning , containing
1 . 6 acres , more or less .
TO HAVE AND TO HOLD said premises to said grantee , the
City of Fayetteville , Arkansas , for the uses and purposes
hereinbefore described .
