AN ORDINANCE AMENDING ZONING ORDINANCE NO . C1�747 AND 'S
ZONING DISTRICT MAP OF FAYETTEVILLE , ARKANSAS , APPROVED
JUNE 29 , 1970 , TO REZONE CERTAIN PROPERTY FROM I - 1 , HEAVY
COMMERCIAL AND LIGHT INDUSTRIAL TO R - 1 , LOW - DENSITY RESI -
DENTIAL DISTRICT .
WHEREAS , a public hearing was held before the Planning
Commission of the City of Fayetteville , Arkansas , on June 20 ,
1972 , on a petition to recommend to the Board of Directors of
the City of Fayetteville , Arkansas , that the Board of Directors
enact an ordinance rezoning the following described property
presently zoned I - 1 , Heavy Commercial and Light Industrial to
R - 1 , Low - Density Residential District , to - wit :
Part of the E 1 / 2 of Section 27 , T - 17 - N , R - 30 - W ,
more particularly described as : Beginning at a
point on the East ROW line of the St . Louis $ San
Francisco Railroad where the East ROW line of the
St . Louis $ San Francisco Railroad intersects the
North ROW line of Highway 71 By - pass ; thence running
Northerly along the East ROW line of said railroad
ROW to the North line of the City Limits of Fayet -
teville ; thence Easterly along said City Limit line
to the point where the center line of the Skull Creek
branch intersects ; thence South in a Southerly dir -
ection along the centerline of Skull Creek to a
point on the North line of Highway 71 By - pass ; thence
Southwesterly along the North ROW line of Highway 71
By - pass to the point of beginning .
and ,
WHEREAS , notice of said public hearing setting forth the
time , date , place and purposes of said hearing and location of
the property was published in the Northwest Arkansas Times , a
newspaper of general circulation in the City , more than fifteen
( 15 ) days prior to said public hearing , and
WHEREAS , following said public hearing , said Planning
Commission certified to the Board of Directors of the City of
Fayetteville , Arkansas , its recommendation that an Ordinance be
adopted rezoning a portion of the above described property presently
zoned I - 1 Heavy Commercial and Light Industrial to R - 1 , Low - Density
Residential District ,

NOW , THEREFORE , BE IT ORDAINED BY THE BOARD OF DIRECTORS
OF THE CITY OF FAYETTEVILLE , ARKANSAS :
Section 1 . That the following described property which is
presently zoned I - 1 Heavy Commercial and Light Industrial be and
the same hereby is rezoned R - 1 , Low - Density Residential District .
Beginning at a point on the East ROW line of the
St . Louis $ San Francisco Railroad where the East
ROW line of the St . Louis $ San Francisco Railroad
intersects the South line of the NE 1 / 4 of the
SE 1 / 4 of said Section 27 ; thence Northerly along
the East ROW line of said railroad ROW to the North
line of the City Limits of Fayetteville ; thence
Easterly along said City Limit line to the point
where the center line of the Skull Creek branch
intersects ; thence South in a Southerly direction
along the centerline of Skull Creek to the point of
intersection of Skull Creek with the South line of
the NE 1 / 4 of the SE 1 / 4 of said Section 27 ; thence
West with the South line of the NE 1 / 4 of the SE 1 / 4
to the point of beginning .
Section 2 . That all ordinances or parts of ordinances in
conflict herewith are hereby repealed and this ordinance shall
be in full force and effect from and after its passage , approval ,
and publication .
