AN ORDINANCE AMENDING ZONING ORDINANCE NO . 17ztTR(AMCLERK
ZONING DISTRICT MAP OF FAYETTEVILLE , ARKANSAS , APPROVED
JUNE 29 , 1970 , TO REZONE CERTAIN PROPERTY FROM R - 1 , LOW
DENSITY RESIDENTIAL DISTRICT , TO R - 2 , MEDIUM DENSITY
RESIDENTIAL DISTRICT .
WHEREAS , a public hearing was held before the Planning
Commission of the City of Fayetteville , Arkansas , on
November 2 , 1971 on a petition by Gene L . Thrasher and
John May requesting that said Planning Commission recom -
mend to the Board of Directors of the City of Fayetteville ,
Arkansas , that the Board of Directors enact an ordinance
rezoning the following described property presently zoned
R - 1 , Low Density Residential District to R - 2 , Medium Density
Residential District , to - wit :
Part of the East half of the Northeast Quarter
(NE 1 / 4 ) of Section 22 , Township 16 North of
Range 30 West , described as beginning at a
point on the South right - of - way of State High -
way No . 16 , which is 731 . 1 feet West and 35
feet South of the Northeast (NE ) corner of
said 80 acre tract , and running , thence South
509 . 5 feet with the East line of the property
sold to 011ie Tackett ; thence West 80 feet to
the West boundary line of the original McBroom
tract ; being described as 808 . 5 feet West of
the East line of said 80 acre tract ; thence
South 888 . 95 feet to the Northwest (NW) corner
of the tract sold to the American Legion ; thence
East 797 feet , more or less , to the East line
of Said 80 acre tract , same being the Northeast
(NE ) corner of said American Legion property ;
thence North along the East line of said 80
acre tract 988 . 95 feet , more or less , to a point
444 . 5 feet South of the Northeast (NE ) corner of
said 80 acre tract , same being the Southeast
( SE ) corner of the un - recorded plat of McBroom
Addition ; thence West along the South line of
McBroom Addition 400 feet ; thence North 300 feet ;
thence West 17 . 5 feet to the Southwest ( SW)
corner of Lot 1 of said McBroom Addition , thence
North 100 feet to the Northwest (NW) corner of
said lot ; being a point on the South right - of -way
line of said State Highway No . 16 ; thence West
along said right - of - way line 313 . 6 feet to the

WHEREAS , notice of said public hearing setting forth
the time , date , place and purposes of said hearing and location
of the property was published in the Northwest Arkansas Times ,
a newspaper of general circulation in the City , more than
fifteen days prior to said public hearing , and
WHEREAS , following said public hearing , said Planning
Commission certified to the Board of Directors of the City
of Fayetteville , Arkansas , its recommendation that an Ordinance
be adopted rezoning the above described property presently
zoned R - 1 , Low Density Residential District , to R72 , Medium
Density Residential District .
NOW , THEREFORE , BE IT ORDAINED BY THE BOARD OF DIRECTORS
OF THE CITY OF FAYETTEVILLE , ARKANSAS :
Section 1 . That the above described property which is
presently zoned R - 1 , Low Density Residential District be and
the same hereby is , rezoned to R - 2 , Medium Density Residential
District .
Section 2 . That all ordinances or parts of ordinances
in confij� ct herewith are hereby repealed and this ordinance
shall be in full force and effect from and after its passage ,
approval , and publication .
