AN ORDINANCE AMENDING ZONING ORDINANCE NO . 11174t'YT CLF.IZ'rt
AND ZONING DISTRICT MAP OF FAYETTEVILLE , ARKANSAS ,
APPROVED JUNE 29 , 1970 , TO REZONE CERTAIN PROPERTY
FROM A - 1 , AGRICULTURAL DISTRICT TO I - 1 , HEAVY COMMERCIAL
AND LIGHT INDUSTRIAL DISTRICT .
WHEREAS , a publicthearing was held before the Planning
Commission of the City of Fayetteville , Arkansas on
September , 7 , 1971 , on a petition by James A . Pennington
requesting' that the Board of Directors enact an ordinance
rezoning the following described property presently zoned
A - 1 , Agricultural District to I - 1 , Heavy Commercial and
Light Industrial District .
Part of the SE 1 / 4 of the SE 1 / 4 of Section 34
and part of the SW 1 / 4 of the SW 1 / 4 of Section
35 , all in T - 17 - N of R - 30 - W , and being more par -
ticularly described as follows , to -wit : Beginning
at a point in the centerline of Township Road which
is 91 . 7 feet West and 58 . 3 feet North of the SE
corner of said Section 34 , and running thence South
87 ° 55 ' OS " West along said centerline 37 . 3 feet ,
thence North 380 . 5 feet , thence Southeasterly to
a point which is 321 . 75 feet North and 693 feet
East of the SW corner of said Section 35 , thence
South 301 . 75 feet to the cneterline of Township
Road , thence North 86 ° 50 ' SS " West along said
centerline 785 . 63 feet , more or less , to the point
of beginning , and containing 6 . 40 acres , more or
less .
and ,
WHEREAS , notice of said public hearing setting forth
the time , date , place and purposes of said hearing and
location of the property was published in the Northwest
Arkansas Times , a newspaper of general circulation in the
City , more than fifteen days prior to said public hearing ,
and
WHEREAS , following said public hearing , said Planning
Commission certified to the Board of Directors of the City
of Fayetteville , Arkansas , its recommendation that an

Ordinance be adopted rezoning the above described property
presently zoned A - 1 , Agricultural District to I - 1 , Heavy
Commercial and Light Industrial District .
NOW , THEREFORE , BE IT ORDAINED BY THE BOARD OF
DIRECTORS OF THE CITY OF FAYETTEVILLE , ARKANSAS :
Section 1 . That the above described property which
is presently zoned A - 1 , Agricultural District be , and
the same hereby is , rezoned to I - 1 , Heavy Commercial and
Light Industrial District ,
Section 2 . That all ordinances or parts of ordinances
in conflict herewith are hereby repealed and this ordinance
shall be in full force and effect from and after its pass -
age , approval , and publication .
