'17'47 AND ZONING DISTRICT MAP OF FAYETTEVILLE , ARKANSAS , APPROVED JUNE 29 , 19707 TO REZONE CERTAIN PROPERTY FROM A - 1 , AGRICULTURAL DISTRICT , TO C - 2 , THOROUGHFARE C0181ERCIAL DISTRICT . WHEREAS , a public hearing was held before the Planning Commission of the City of Fayetteville , Arkansas on September 7 , 1971 , on a petition by Robert T . Stout requesting that the Board of Directors enact an ordinance rezoning the following described property presently zoned A - 1 , Agricultural District , to C - 2 , Thoroughfare Commercial District . Part of the SE 1 / 4 of the SE 1 / 4 of Section 23 in Township 17 North of Range 30 West , described as follows , to - wit : Beginning at a point 40 feet East of the Northwest corner of said forty acre tract , said point being the East line of the right of way of U . S . Highway No . 71 , and running thence East 357 feet thence South 487 feet , thence West 357 feet , thence North with the East boundary line of said highway 487 feet to the point of beginning , containing 4 acres , more or less . Also , a part of SE 1 / 4 of the SE 1 / 4 of Section 23 in Township 17 North of Range 30 West , described as follows , to - wit : Beginning at a point 480 . 38 feet North and 620 . 9 feet West of the Southeast corner of said forty acre tract , and running thence West 695 . 1 feet , thence North 328 . 12 feet , thence East 695 . 1 feet , thence South 328 . 12 feet to the point of beginning , containing 5 . 24 acres , more or less . and , WHEREAS , notice of said public hearing setting forth the time , date , place and purposes of said hearing and location of the property was published in the Northwest Arkansas Times , a newspaper of general circulation in the City , more than fifteen days prior to said public hearing , and WHEREAS , following said public hearing , said Planning Commission certified to the Board of Directors of the City of Fayetteville , Arkansas , its recommendation that an CEED 0 FACE20 MICROFOCI 1 21975 DATE RFFL � 27,_ Ordinance be adopted rezoning the above described property presently zoned A - 1 , Agricultural District , to C - 2 , Thoroughfare Commercial District , NOW , THEREFORE , BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF FAYETTEVILLE , ARKANSAS : Section 1 . That the above described property which is presently zoned A - 1 , Agricultural District be , and the same hereby is rezoned to C - 2 , Thoroughfare Commercial District , Section 2 . That all ordinances or parts of ordinances in conflict herewith are hereby repealed and this ordinance shall be in full force and effect from and after its pass - age , approval , and publication .
