AN ORDINANCE AMENDING ZONING ORDINANCE N0 , 1747r%AND `'4b'AtI�i-O '�DISTRICT
MAP OF FAYETTEVILLE , ARKANSAS , APPROVED JUNE 29 , %19'Vb , � ' G"'REZONE
CERTAIN PROPERTY FROM A - 1 , AGRICULTURAL DISTRICT , TO C - 2 , THOROUGH -
FARE COMMERCIAL DISTRICT .
iIEREAS , a public hearing was held before the Planning Commission
of the City of Fayetteville , Arkansas , on May 4 , 1971 , on a petition
by Deryle R . Easterling and E . M . Coleman , requesting that said
Planning Commission recommend to the Board of Directors of the City
of Fayetteville , Arkansas , that the Board of Directors enact an
ordinance rezoning the following described property presently zoned
A - 1 , Agricultural District , to C - 2 , Thoroughfare Commercial District ,
to - wit :
Part of the Northeast Quarter of the Northeast Quarter ,
Section 19 , T - 16 - N , R - 30 - W , Washington County , Arkansas ,
more particularly described as follows : Beginning at a
point three hundred seventy - nine and eight - tenths feet
( 379 . 8 ) South and North 85 ° 30 ' East two hundred seventy - eight
and three - tenths ( 278 . 3 ) feet of the Northwest corner of
said forty acre tract , and running thence East three hundred
( 300 ) feet ; thence North sixty - seven and five - tenths ( 67 . 5 )
feet ; thence in a Southeasterly direction along the western
right of way of U . S . Highway 71 By - Pass to the Northern
right of way of U . S . Highway 62 ; thence in a westerly direc -
tion along the Northern right of way of U . S . Highway 62
five hundred seventy - nine and thirty - four hundredths ( 579 . 34 )
feet ; thence North seven hundred seventy - four and forty - four
hundredths ( 774 . 44 ) feet to the beginning point , and con -
taining six and sixty - eight hundredths ( 6 . 68 ) acres more or
less .
and ,
WHEREAS , notice of said public hearing setting forth the time ,
date , place and purposes of said hearing and location of the proper -
ty was published in the Northwest Arkansas Times , a newspaper of
general circulation in the City , more than fifteen days prior to
said public hearing , and
WHEREAS , following said public hearing , said planning commi -
ssion certified to the Board of Directors of the City of Fayette -
ville , Arkansas , its recommendation that an Ordinance be adopted
rezoning the above described property presently zoned A - 1 ,
Agricultural District to C - 2 , Thoroughfare Commercial District .

NOW , THEREFORE , BE IT ORDAINED BY THE BOARD OF DIRECTORS
OF THE CITY OF FAYETTEVILLE , ARKANSAS :
Section 1 . That the above described property which is
presently zoned A - 1 , Agriculture District be , and the same
hereby is , rezoned to C - 2 Thoroughfare Commercial District .
Section 2 . That all ordinances or parts of ordinances in
conflict herewith are hereby repealed and this ordinance shall
be in full force and effect from and after its passage , approval ,
and publication .
