DISTRICT MAP OF FAYETTEVILLE , ARKANSAS , APPROVED JUNE 29 , 19709
TO REZONE CERTAIN PROPERTY FROM R - 1 LOW DENSITY RESIDENTIAL TO
R - 2 MEDIUM DENSITY RESIDENTIAL DISTRICT .

' WHEREAS , a public hearing was held before the Planning
Commission of the City of Fayetteville , Arkansas , on March 2 , 1971 ,
on a petition by W . B . Roper Associates , Inc . requesting that said
Planning Commission recommend to the Board of Directors of the City
of Fayetteville , Arkansas , that the Board of Directors enact an ordi -
nance rezoning the following described property presently zoned
R - 1 Low Density Residential to R - 2 Medium Density Residential Dis -
trict , to - wit :
A tract of land in the Northeast Quarter (NE 1 / 4 ) of Sec -
tion 28 , Township 16 North ( T 16 N ) , Range 30 West (R 30 W) ,
City of Fayetteville , Arkansas , more particularly described
as : Beginning at the North right of way line of 26th
Street and the East right of way line of Denver Street ;
thence N 31 ° 00 ' E , a distance of S60 feet to the South
right of way line of 24th Street ; thence East along said
right of way line of 24th Street , a distance of 535 feet ;
thence S 5 ° 00 ' W . a distance of 390 feet ; thence S S3 ° 00 '
W , a distance of 640 feet ; thence S 1 ° 30 ' E , a distance of
190 feet ; thence S 76 ° 30 ' W , a distance of 280 feet ; thence
N 1 ° 30 ' W , a distance of 250 feet to a point on the East
right of way line of Denver Street ; thence N 10 00 ' W along
the East right of way line of Denver Street , a distance of
300 feet to the point of beginning , containing 11 . 7 acres ,
more or less .
and ,
WHEREAS , notice of said public hearing setting forth the time ,
date , place and purposes of said hearing and location of the proper -
ty was published in the Northwest Arkansas Times , a newspaper of
general circulation in the City , more than fifteen days prior to
said public hearing , and
WHEREAS , following said public hearing , said planning commi -
ssion certified to the Board of Directors of the City of Fayette -
ville , Arkansas , its recommendation that an Ordinance be adopted
rezoning the above described property presently zoned R - 1 Low
Density Residential District , to R - 2 , Medium Density Residential
District .

NOW , THEREFORE , BE IT ORDAINED BY THE BOARD OF DIRECTORS
OF THE CITY OF FAYETTEVILLE , ARKANSAS :
Section 1 . That the above described property which is
presently zoned R - 1 Low Density Residential District be , and
the same hereby is , rezoned to R - 2 , Medium Density Residential
District .
Section 2 . That all ordinances or parts of ordinances in
conflict herewith are hereby repealed and this ordinance shall
be in full force and effect from and after its passage , approval ,
and publication .
PASSED AND APPROVED this 15th day of March ,
1971 .
