HomeMy WebLinkAboutOrdinance 1782 ORDINANCE NO . 1782 AN ORDINANCE AMENDING ZONING ORDINANCE NO . 1747 AND ZONING DISTRICT MAP OF FAYETTEVILLE , ARKANSAS , APPROVED JUNE 292 1970 , TO REZONE CERTAIN PROPERTY FROM A - 1 , AGRICULTURAL DISTRICT , TO R - 2 , MEDIUM DENSITY RESIDENTIAL DISTRICT . WHEREAS , a public hearing was held before the Planning Comm - ission of the City of Fayetteville , Arkansas , on February 2 , 1971 , on a petition by Wayne Hinkle requesting that said Planning Commission recommend to the Board of Directors of the City of Fayetteville , Arkansas , that the Board of Directors enact an ordinance rezoning the following described property presently zoned A - 1 , Agricultural District , to R - 3 , High Density Residen - tial District , all of said property except the one tract previously described in public notice as Tract " a " requested to be rezoned to C - 2 , Thoroughfare Commercial District , to - wit : Part of the Southwest Quarter of the Southeast Quarter of Section Thirteen ( 13 ) in Township Sixteen ( 16 ) North , of Range Thirty ( 30 ) West , being more particularly described as follows : Beginning at the Northwest corner of said forty acre tract , and running thence East five hundred thirty - eight ( 538 ) feet to the existing fence line , thence South with said fence line six hundred fifty - seven ( 657 ) feet ; thence in a Northwesterly direction and parallel along the right - of - way of State Highway No . 16 a distance of fifty ( 50 ) feet ; thence South one hundred fifty ( 150 ) feet to the North line of Highway No . Sixteen ( 16 ) , thence in a North - westerly direction with the North line of said Highway three hundred forty - five ( 345 ) feet ; thence North two hundred fifty - one ( 2Sl ) feet ; thence in a Northwesterly direction and parallel with said Highway No . 16 one hundred thirty - five ( 135 ) feet to the West line of said forty acre tract ; thence North five hundred sixteen ( 516 ) feet , more or less to the place of beginning . and , WHEREAS , notice of said public hearing setting forth the time , date , place and purposes of said hearing and location of the property was published in the Northwest Arkansas Times , a newspaper of general circulation in the City , more than fifteen days prior to said public hearing , and WHEREAS , following said public hearing , said planning Commission certified to the Board of Directors of the City of Fayetteville , Arkansas , its recommendation that an Ordinance be adopted rezoning the above described property presently zoned A - 1 , Agricultural District to R - 2 , Medium Density Residential District . That the above described property which is presently zoned A - 1 , Agricultural District be and the same hereby is rezoned to R - 2 , Medium Density Residential District . Section 2 . That all ordinances or parts of ordinances in conflict herewith are hereby repealed and this ordinance shall be in full force and effect from and after its passage , approval and publication . 1971 .
