AN ORDINANCE AMENDING ZONING ORDINAN I4 ' 1 " hkZ4 K
AND ZONING DISTRICT MAP OF FAYETTEVILLE , ARKANSAS
APPROVED JUNE 29 , 1970 , TO REZONE CERTAIN REAL ESTATE
FROM C- 2 , THOROUGHFARE COMMERCIAL DISTRICT , AND R- 1 ,
LOW DENSITY RESIDENTIAL DISTRICT, TO I- 11 HEAVY
COMMERCIAL AND LIGHT INDUSTRIAL DISTRICT .
WHEREAS , a public hearing was held before the
City Planning Commission of the City of Fayetteville ,
Arkansas on August 18 , 1970 , on the petition of
Campbell-Harris Electric , Inc . requesting that said
Planning Commission recommend to the Board of Dir-
ectors of the City of Fayetteville , Arkansas , that
the Board of Directors enact an Ordinance rezoning
the following described property presently zoned
C- 2 , Thoroughfare Commercial District , and R- 1 ,
Low Density Residential District , to I- 1 , Heavy
Commercial and Light Industrial District , to-wit :
A part of the NW quarter of the NE quarter and
a part of the NE quarter of the NW quarter of
Section 28 , in Township 16 North of Range 30
West , all being more particularly described as
follows : Beginning at a point on the West line
of the right of way of U . S . Highway No . 71 ,
which is 445 feet due North of the South line
of the first mentioned forty acre tract , and
running thence West 150 feet ; thence North 60
feet ; thence West 257 . 9 feet , more or less ,
to the NW corner of the tract conveyed by
Donald P . Foley and Hettie B . Moore , as described
in deed recorded at Page 462 of Volume 371 of
deed records of the County aforesaid ; thence
South 165 feet to the SW corner of said tract ;
thence East 348 feet more or less , to the West
line of the right of way of U . S . Highway No .
71 ; thence North 30 degrees East with the West
line of said right of way to the beginning point ,
containing 1 . 27 acres , more or less , and
A part of the NWa of the NE4 of Section 28 ,
in Township 16 North of Range 30 West , described
as follows : Beginning at a point on the West
line of the right of way of U . S . Highway No . 71

WHEREAS , notice of said public hearing , setting
forth the date , time , place and purposes of said
hearing and location of the property was published
in the Northwest Arkansas Times , a newspaper of
general circulation in said City , more than 15 days
prior to said public hearing , and
WHEREAS , following said public hearing , said
Planning Commission certified to the Board of Dir-
ectors of the City of Fayetteville , its recommenda-
tion that an Ordinance be adopted rezoning the above-
described property , presently zoned C- 2 , Thoroughfare
Commercial District , and R- 1 , Low Density Residential
District , to I- 1 , Heavy Commercial and Light Industrial
District ,
NOW , THEREFORE , BE IT ORDAINED BY THE BOARD OF
DIRECTORS OF THE CITY OF FAYETTEVILLE , ARKANSAS :
Section 1 . That the above-described property ,
which is presently zoned C- 2 , Thoroughfare Commercial
District , and R- 1 , Low Density Residential District ,
be and the same is hereby rezoned to I- 1 , Heavy
Commercial and Light Industrial District .
Section 2 . That all Ordinances or parts of Ordi-
nances in conflict herewith are hereby repealed , and
this Ordinance shall be in full force and effect from
and after its passage , approval and publication .
PASSED AND APPROVED THIS 9th day of September , 1970 .
