M . and being more particularly described as follows : Beginning at a point 150 feet South of the NE 1 / 4 and running thence North 717 feet along the section line , thence West 349 feet , thence South 10 10 ' East 567 feet , thence on a line in a Southeast direction to the point of beginning , containing 5 acres , more or less , less and except that portion presently embraced in the rights of way of State Highways No . 16 and No . 112 and existing utilities easements , Washington County , Arkansas . and , WHEREAS , notice of said public hearings , setting forth the date , time , place and purposes of said hearings and location of the property was published in the Northwest Arkansas Times , a newspaper of general circulation in said City , more than 15 days prior to said public hearings , and 'WHEREAS , following said public hearings , said Planning Commission certified to the Board' of Directors of the City of Fayetteville , its recommendation that an ordinance be adopted rezoning the above - descri - bed property , presently zoned R - lB , Single Family Residential District , to C - 1 Neighborhood Commercial District .
