AN ORDINANCE AMENDING ZONING ORDINANCE N0ALRj $94Lh RREVISED
ZONING DISTRICT MAP OF FAYETTEVILLE , ARKANSHg4, AMWED MAY 28 ,
1962 , AS AMENDED , TO REZONE CERTAIN REAL ESTATE FROM R- lA ,
SINGLE FAMILY RESIDENTIAL DISTRICT , TO C-2 , THOROUGHFARE
COMMERCIAL DISTRICT .
WHEREAS , a public hearing was held before the Planning
Commission of the City of Fayetteville , Arkansas on August 15 ,
rK 1967 , on the petition of Harold E . Duggar requesting that said
Planning Commission recommend to the Board of Directors of the
City of Fayetteville , Arkansas , that the Board of Directors
enact an ordinance rezoning the following described property ,
presently zoned R- lA , Single Family Residential District , to
C -2 , Thoroughfare Commercial District , to-wit :
A part of the Northwest Quarter (NW 1/4 )
of the Southwest Quarter ( SW 1/ 4 ) of
Section 3 , Township 16 North , Range 30 Weft ,
more particularly described as follows , to -wit :
• Beginning at a point on the North line of said
40 acre tract , which is 370 feet West of the
West line of U . S . Highway No . 71 , and running
thence South bearing East 350 feet to a point
which is 292 feet west of the center line of
said highway , thence in a direct line South
bearing East 150 feet to a point which is
210 feet West of the center line of said High -
way No . 71 , thence continuing on the same line
in a Southeasterly direction 10 feet , thence
South to a point which is 35 rods South of the
North line of said 40 acre tract ; thence West
to the center line of the Old Fayetteville -
Springdale Road ; thence North along the center
of said road to a point on the North line of
said 40 acre tract which is 52 rods West of
the Northeast corner of said 40 acre tract ;
thence East to the point of beginning .

WHEREAS , notice of said public hearing , setting forth
the date , time , place and purposes of said hearing and location
of the property was published in the Northwest Arkansas Times ,
a newspaper of general circulation in said city , more than 15
days prior to said public hearing , and

WHEREAS , following said public hearing , said Planning
Commission certified to the Board of Directors of the City of
Fayetteville , its recommendation that an ordinance be adopted
rezoning the above -described property , presently zoned R- lA ,
Single Family Residential District , to C-2 , Thoroughfare
Commercial District ,
NOW , THEREFORE , BE IT ORDAINED BY THE BOARD OF DIRECTORS
OF THE CITY OF FAYETTEVILLE , ARKANSAS :
SECTION 1 . That the above -described property , which is
presently zoned R- lA , Single Family Residential District , be
arid the same is hereby rezoned to C- 2 , Thoroughfare Commercial
District ,
SECTION 2 . That all ordinances or parts of ordinances
in conflict herewith are hereby repealed , and this ordinance
shall be in full force and effect from and after its passage ,
approval and publication .
