Sincerely, Judith Stoll-Stark From: Stoll - Stark, Judith, E (Serco NA US) Sent: Friday, June 6, 2025 1:32 PM To: Mayor <mayor@fayetteville-ar.gov> Subject: Student housing Hello, as I read the Fayetteville flyer daily, I see there are more student housing projects in works for Fayetteville, AR. This is the wrong way to do things! Neither one of them should be built, not on Dickson Street nor anywhere else! WE have enough, most student housing complexes where not filled 100% this last rental season 2024/25 several different housing complexes where only filled up 60% to 75%. These apartments are empty and been unoccupied are a waist and have a negative impact in our community. Students are moving into houses as renting a house as it is cheaper than these student complexes! What takes space away from families and single folks working and trying to leave here. The other point is them students have to sign leasing agreements for Aug 17, till July 30 for the whole entire time no matter if they are here or not. International students are having problems finding someone to take their leases over as they only have a Visa till May! Apartment complexes and the UVA are aware of this but won't get special deals for this scenario ( it is easy money with no work involved for them) but for us Fayetteville residencies it is getting ridiculously hard to rent or buy! 1 WE do not need more and new student housing that our outrages expensive students will not rent this place out to 100% as they are to expensive!!! If you let them build more complexes the rent prices need to be way lower for new and existing apartment complexes! As they should not be only for students we have a right to live here too! There should be mixed housing that would benefit all of us! Also, Dickson Street is a nightmare at night when the bars are open, we do not need more housing and parking spots with the new addition that would come with it. I drive for rideshare companies and it is hard enough already to get safe around Dickson to ensure passengers get safe home with the traffic as it is already! Stop this nonsense! With them projected you take the FLAIR of this city away, this is not a big city like NEW YORK, this is a rural city with charm till now.
