HAPPY HOLLOW RD./HONEYCUTT, 526) CAUTION: This email originated from outside of the City of Fayetteville. Do not click links or open attachments unless you recognize the sender and know the content is safe. I am writing to voice my objection to the proposed rezoning at the property located at 610 S. Happy Hollow Rd. I currently own and reside at the residence across the street from this property at 607 S. Happy Hollow Rd. The proposed rezoning would have a direct adverse impact to myself and property. Furthermore, this is a fully residential street and neighborhood and I am concerned with the city's attempted expansion of multi-unit properties within our neighborhood. While reading the Land Use Compatibility section of the memorandum I encountered the statement "there are nearby properties with similar higher density allowances on which single-family housing and duplexes have been built," which I believe to be a gross and misleading categorization of the Happy Hollow neighborhood. A simple look at the surrounding area on the Washington County parcel map would show you that the statement in the Land Use Compatibility section to be false. Finally, the city has not contemplated the impact to traffic and the need to modify the Happy Hollow and E. Huntsville intersection with this size of housing units increase. This intersection is currently very difficult and at times dangerous to navigate. Any further plans to expand the living capacity on Happy Hollow should come with direct investment from the city or developer to improve the navigation of this intersection. Thanks, Cale Chastain 1
