City Council Members Please do not amend UDC Section 161.36 by enacting a new subsection (H) PROTECTIONS FOR SINGLE-FAMILY ZONED DISTRICTS. The objectives for the implementation of the new Urban Corridor (UC) Zoning District includes the introduction of pedestrian friendly Mixed-use residentially focused redevelopment projects within the 71B Corridor’s existing commercially zoned areas, including; strip malls, shopping centers and auto- centric single purpose retail establishments. The concern is that the proposed amendment will add excessive regulation that will stifle design creativity and developer interest in improving the pedestrian friendly nature of future Mixed-use Projects within the UC Zoning District. The sensitive integration of future developments into the surrounding existing residential neighborhoods is of particular concern for City Planning Staff and the Planning Commission. This recognition combined with the current provisions of the new UC Zoning District should offer effective protections with less creative restrictions on future development projects. If integration problems materialize in the future, the City will always be able to identify focused land use policy responses and implement the necessary changes to the Zoning District Regulation.
