Do not click links or open attachments unless you recognize the sender and know the content is safe. Hello City Councilmembers, I'm writing in support of RZN-2024-0040 @ 2400 E. Township St. This is just a short walk from my home near Gulley Park, and NS-G opens up some wonderful possibilities for the site. Note that NS-G was chosen because more limited zoning districts such as NS-L would not allow General Business uses by right for the 8,000 square foot building on site. NS-L allows this in non-residential buildings up to 3,000 square feet, whereas NS-G allows this up to 8,000 square feet. This is important, as uses such as a cafe/restaurant, which likely fall under General Business, would be a wonderful addition to the area. These uses would give neighbors in the "Niokaska Valley" between College and Crossover something they can walk to that can become a valuable "third space". It also opens up some wonderful opportunities for visitors to Gulley Park to stop and grab some food or drink when they are out for a stroll, exercising, or attending an event at the park. There is even some open space to the east of the 8,000 square foot building that could be used to build a few housing units to supplement our much-needed housing stock.
