School Avenue. The property immediately adjacent to the subject right-of-way is zoned RSF-4 and encompasses Lots 145, 146, 147, and 148 of the County Club Estates Subdivision in. The entire property is located within the Hillside Hilltop Overlay District. Additionally, all required consent documents have been received and evaluated by City staff with no objections or issues identified. Ravenswood Ln. is requesting to vacate the right of way of an undeveloped and obsolete cul-de-sac totaling 11,323 SF, or 0.26 acres, that is functioning as the front yard of 210 W. The right-of-way in question was dedicated in 1968 via the Country Club Addition Plat and has not been developed since that time. The intent of this vacation request is to relieve the subject parcel of the encumbrance of a cul-de-sac that has never been constructed and that is no longer necessary. Vacation of the ROW would allow the property owner the ability to make enhancements to an area of the property that currently functions as the property’s front lawn. Should the right-of-way be vacated, what remains is an existing platted 25’ wide right-of-way along the southern boundary of the parcel consistent with the connectivity goals of the City.
