As a concerned resident living directly across the street from this property, I believe that this rezoning initiative (from R-A to RSF-8) would have significant negative impacts on our community. The proposed rezoning from R-A (Residential Agricultural) to RSF-8 (Residential allowing for 8 homes per acre) raises several concerns that I would like to highlight: 1. Impact on Traffic and Safety: Increasing the residential density in this area will undoubtedly lead to higher traffic volumes on our already congested streets. Old Wire Road is already a dangerous street, with zero room for error around several twists, turns and blind corners. Adding an additional 48 homes with approximately 2 cars per home would increase the traffic dramatically, posing a heightened risk to the safety of pedestrians, cyclists, and drivers. We have a son that is nearing driving years and this is of utmost concern for us!!! 2. Strain on Infrastructure: Our community's infrastructure, including roads, sewage systems, and public services, is not equipped to handle the increased demand that will come with higher population density. This could lead to degradation in the quality of essential services. 3. Environmental Concerns: Rezoning for higher density residential use often leads to greater environmental degradation, including loss of green space, increased pollution, and strain on local water resources. Preserving our environment is crucial for maintaining the quality of life in our community. 4. Community Character: The proposed rezoning threatens to alter the character and cohesion of our sweet neighborhood. We purchased our home 4 years ago this month – and we chose this home given the character of the areas around us. East Fayetteville is known for its sprawling yards, country roads, larger lots and the valuation of the properties. It is a sought after area, and adding in a single street neighborhood with 48 homes on ZERO lot lines will certainly undermine these qualities and negatively impact the residents who cherish them. 5. Property Values: The introduction of high-density housing can adversely affect property values in the surrounding area. Many residents, including myself, have invested in this community with the expectation of stability and gradual, thoughtful development. We have recently invested a significant amount of money to put in a pool and pool house on our property, and we are wildly concerned that this proposed neighborhood will devalue our property and therefore not hold for the money we’ve invested. I urge you to consider these points and the long-term implications of rezoning this area. Maintaining the current zoning designation is essential to preserving the safety, integrity, and quality of life that our community currently enjoys. Thank you for considering my concerns. I am hopeful that the City Council/Planning Department will prioritize the well-being of its residents and reject the proposed rezoning of 3179 N Old Wire Road Fayetteville, AR 72703. I am open to discussing this matter further and would appreciate any updates on the status of this proposal.
