I'm writing with concerns for Variance of Zoning on
2024-0017 512 N. Mission Blvd,
My comments include the following- As Council members of whom I grew up with here in Fayetteville,
Bob Stafford, Scott Berna, and Sarah Bunch, and others. I used to live first on Dogwood Lane, the E.
Extension of Lafayetteville, the on 940 E. Arlington Terrace, and now at 2043 N. Starr Drive and I am
familiar with this intersection and property by walking, visiting, driving past for 50 years.
1)This is one of few still existing historical homes of original character in what was the original5 block of
Fayetteville residential design neighborhood of Fayetteville, which has been on historical homes tours-
lot platted of the original lot size to match the home--, yet I'm not sure is on the Historical Registry, your
offices would need to research for that, and is a landmark for most of Fayetteville, coming to that corner
of East Maple, down from Mt. Sequyah and as Mission Blvd begins after the curve at Lafayette.
As you are allowing so much infill I do not believe this is appropriate to change the original design of this
corner, of which I will give 3 reasons at end of my comments below.
However, First
This home/property has had 3 variances or exceptions of some sort already/previously with immediate
previous owner -- which the owner of recent purchase should have researche:--1) added an RV parking
pad -2)and placed mobile home that parks on that pad which was used as additional dwelling, 3) added
a 2nd detached garage which was allowed and made into a ADU - Additional Dwelling Unit.
4)The barrier of hedges at the corner which purpose was partly to absorb the flood waters that occur at
this corner historically were also removed, and a see through iron fence was added at the corner
If a subdivision or outparcel -- apologies I'm not using the term in the Variance was considered, these 3
things are my additional concern:
1) The amount of space lost is considerable in that this is a 2 corner affected by road right of
way/easement needed for E. Maple and Mission Blvd.
2) sight at the intersection of E. Maple and Mission Blvd. at this corner would be affected so there would
need to be an additional set-back due to traffice line of sight for Fayetteville to try to achieve the "0
accidents" goal -- even when 4-way stop maybe observed, a car or truck is allowed to have the line of
sight .
2a)This route is used by college and additional traffic occurs at this 4- way stop due to added use at Mt.
Sequoyah with permitted newer businesses at the Mt. Sequoyah complex,, 2b)University of Arkansas
students use Maple at this intersection as direct route by Monday night meetings and to /from
businesses on Mt. Sequoyah Complex, as well as traffic and public school traffic.
3) there is historical flooding risk during our storm surges at this intersection of drainage down from E.
Maple and stands as standing water at this intersection due to simple slope to flat land, and in winter
flood and re-icing at this corner regularly occurs and some drivers slide through the corner intersection.

4) few remaining historical Magnolia trees of the size on this property remain in Fayetteville due to
allowed home and property "re-novation", it would be nice to show some preservation priority to this tree
which matches character of the home, simply please consider if a sub-lot is being considered.
5) roof line of historical existing home allows runoff to extend to an area near this magnolia tree and that I
believe roof run off used to not have interference by a new building And so much ground water run-off -
which will be continued need as in-fill and re-routing by closed drainage is taking what was ground water
absorption by natural yard absorption to drainage and divide up to the sewer system.
I'm sure I've missed some part of the request for variance, or element which other commenters have
offered.
